The housing market is a very sensitive market, when things are going great in the economy, the housing market is buoyant and fast moving. However when there is a down turn in the economy the opposite is very true, house prices and house sales plummet, that is why it is then the turn of the letting agents to shine through. When people are unable to sell their property it is to the letting agents that they turn. This could be to help pay the mortgage as they have to leave the property, or just to have as an extra income.

Many people are still investing in the property market but not to sell the property but to rent it out to people who cannot afford to get on the housing ladder, mainly first time buyers. Many people are developing a growing property portfolio managing to rent out a number of different properties or rooms within a property easily and effectively. The easiest way to manage such a portfolio is to enlist the services of local letting agents, as they have the knowledge of the market and the local area, making it easier for them to match the right tenant to the right property.

There are many different roles that the professional letting agents take on. They can be full management agents that will manage your property for you. They will find the tenants or have a list of tenant waiting to move into that area and who require the size of property that you are letting. They will then do a back ground check and credit check on the tenants to make sure that they are who they say they are and obtain references regarding their property history. They will help to negotiate the rental amount and then take ownership of the deposit and make sure that it is kept with a safe and secure deposits unit. They will inspect the property and make a list of any damage that they find to the property before the tenants move in and periodically throughout the tenants lease term and a final inspection once the tenants have vacated the property. They will help to provide a service for any maintenance that is required and also collect the rent if needed. They will also provide you with the help and guidance you require. This service however comes at a premium price.

Some letting agents will just find the tenants for you and do the back ground checks required. While others will just market the property for you and then pass the responsibility of doing the checks and the inspections on to you. This however can cause you problems and is a lot of stress and hassle especially if the house is not within easy commuting distance, especially if things begin to go wrong with the property and you have to maintain it from afar.

Whichever role they take they are a vital part of letting out your property safely and efficiently, the letting agents are there it help you and advice you on how best to present your property and to get the best value for it.
